Is the property really exclusive-use?

Yes, always. Only one booking group is on the property at any time. There is no version of a stay at Jef Hill where you share the estate with strangers.

How many people can stay?

Comfortably 23. Up to 30 as standard, with extra beds provided free of charge for guests 24 to 30. Above 30 requires management approval and RM150 per extra bed. Children count as guests.

How many bedrooms and bathrooms are there?

2 penthouse suites on the upper floor, 4 deluxe rooms and a family room on the ground floor — 7 bedrooms in total, with 9 bathrooms across the estate.

On a hill above Tambun in Perak, roughly five minutes from the Lost World of Tambun.

What's on the property?

A swimming pool (3ft to 9ft), a basement karaoke lounge, an automatic mahjong table, a 9ft pool table, a BBQ area with a smoker oven, a campfire pit and a restaurant-grade kitchen.

Is the waterfall on the property?

No. It is a natural waterfall about 5 minutes from the estate. Guided walks can be arranged through Jef Hill Reserve.

What does it cost?

RM5,500 for one night, or RM4,500 a night when you stay two nights. Holidays are RM6,500 for one night, or RM5,500 a night for two. That's for the entire estate. Full rates are published on our Rates page.

Full payment at confirmation is standard. Where management approves a payment plan, the balance is due 30 days before arrival.

More than 30 days before arrival, a full refund. 30 days or fewer, no refund. We would rather be clear about that now.

Is there a security deposit?

RM2,000, collected before or at check-in and returned in full after check-out, once the property inspection confirms no issues. If there is an issue, we document it with photographs and management decides — no member of staff decides a deduction on their own.

It is optional: RM20 per person for Basic, RM40 for Premium.

Are there staff on site?

2 House Hosts, every day from 8am to 8pm. They will walk you through the property when you arrive and help with the BBQ, steamboat, dining and campfire throughout your stay.

What is the difference between Jef Hill Stay and Jef Hill Reserve?

Both give you the entire estate. Jef Hill Stay is the estate on your own terms. Jef Hill Reserve adds planning, from RM1,000 per stay (minimum 2 nights): a dedicated Reserve Host calls you before you arrive, plans the stay around your occasion and coordinates dining, experiences and vendors. Vendors, food and paid experiences are charged separately.

Can we bring a private chef or caterer?

Yes. The estate kitchen is fully equipped. External vendors need approving for site access, which is a security process, not a commercial one.

Do you take commission from vendors?

No. No commissions, no markups, no referral fees, ever. We recommend people because they have been good here, and we will never negotiate on your behalf or accept anything from a vendor for a referral.

Can you guarantee a vendor will be available?

No, and we will not pretend otherwise. We will do everything we can to coordinate, but availability is confirmed by the vendor, not by us.

Can we hold a wedding here?

Yes, up to 100 guests. There is an event fee of RM3,000 up to 50 guests and RM5,000 above 50.

What's the maximum for an event?

100 guests. That is a hard ceiling set by parking, bathrooms and safe occupancy.

Can we use our own vendors?

Yes. All external vendors need approving in advance for site access, and the event organiser is responsible for their guests and vendors.
